Leasing Director

Job summary:
The primary role of the Leasing Director is to market the community and to lead the leasing staff to obtain the leasing, occupancy and retention goals set for the community according to CWS Apartment Homes LLC policies, procedures and standards, especially for larger communities or communities undergoing a repositioning process.
This position reports to the Community Director.
Essential Functions and Responsibilities:
(are as follows but are not limited to and may not be all-inclusive, depending upon the demands of the community.)
1. Responsible for leasing the community
a. Ensure consistency of the team¡¦s use of phone techniques, application verification and notification, lease paperwork and move-in package preparation, resident data entry, and move-in processes
b. Help formulate and make recommendations to the Community Director regarding rent changes, staff incentives, and renewal increases
2. Responsible for marketing the community
a. Develop overall marketing strategies with the direction of the Community Director
b. Evaluate the effectiveness of advertisements, such as guides, billboards, banners, etc.
c. Actively participate in marketing programs and ensure that the leasing staff is using the daily marketing checklist, outreach programs, maintaining good relationships with locators, and tracking and monitoring traffic sources.
3. Responsible for promoting and maintaining positive resident relations and retention programs
a. Monitor service requests and follow-up procedures
b. Organize and participate in resident parties and activities
c. Initiate renewal program and communication
d. Oversee notices to vacate and ensure all efforts have been made to retain resident
e. Resolve resident conflict over community policies
4. Responsible for maintaining general office organization
a. Maintain resident file organization
b. Monitor and ensure that the answering service is used effectively
5. Assist with various activities in the community, such as assisting with the collection of rent and the coordination of vendors, along with supporting management as needed.
6. Responsible for participating in the CWS Risk Management Program
a. Attend and participate in CWS safety meetings and other programs
b. Promote resident safety by responding to community crime watch issues
c. Adhere to key control policies
d. Notify supervisor of any accidents or incidents involving employees or residents
